What is an EICR?
An Electrical Installation Condition Report (EICR) is a formal document produced following an assessment of the electrical installation within a property. It identifies any damage, deterioration, defects, dangerous conditions and any non-compliances with the current standard that may give rise to danger.
The Legal Requirement for Blackpool Landlords
Since 1st July 2020, all new tenancies in England — including those in Blackpool and across Lancashire — have required a valid EICR. From 1st April 2021, this extended to all existing tenancies. The report must be carried out every 5 years, or at the start of a new tenancy if the existing report is more than 5 years old.
What Happens if My Property Fails?
If your property receives a C1 (danger present) or C2 (potentially dangerous) code, remedial work must be completed within 28 days of the inspection. A C3 code (improvement recommended) doesn't require immediate action but should be addressed.
