An EICR (Electrical Installation Condition Report) is a formal inspection and test of your property's electrical installation, carried out by a qualified electrician. It assesses the condition of the wiring, consumer unit, sockets, switches and all fixed electrical equipment, identifying any defects, deterioration or non-compliance with current standards. ESI Electrical carries out EICRs across Blackpool and Lancashire for homeowners, landlords and businesses.
Since April 2021, all private rental properties in England must have a valid EICR carried out every 5 years. Landlords in Blackpool and Lancashire must provide a copy of the EICR to existing tenants within 28 days of the inspection, to new tenants before they move in, and to the local authority within 7 days if requested. Failure to comply can result in fines of up to £30,000. We work with landlords across Blackpool and Lancashire to ensure full compliance.
An EICR involves a thorough visual inspection of all accessible electrical components, followed by a series of electrical tests including insulation resistance testing, earth continuity testing, polarity checks and RCD testing. Each circuit is tested individually and any defects are coded: C1 (danger present — immediate action required), C2 (potentially dangerous — urgent remedial action required), C3 (improvement recommended) or FI (further investigation required). We'll explain every code clearly and provide a quote for any remedial work needed.
Even if you're not a landlord, an EICR is a valuable investment. If you're buying a property, an EICR gives you a clear picture of the electrical condition before you commit. If you're in an older property, an EICR identifies any safety issues before they become dangerous. We recommend an EICR every 10 years for owner-occupied properties, or whenever you move into a new home.
EICR costs depend on the size of the property and the number of circuits. A typical 3-bedroom property starts from around £150–£250. We always provide a fixed price before attending so there are no surprises.
